The Shop Comes First, the Home Comes Along
Shop houses with living quarters put a large workshop, garage or equipment bay and a finished home in one building. In the Upstate they suit tradespeople, small farms, car and boat owners and anyone who wants to step from the kitchen into the shop. A clear-span frame gives the shop height and wide doors, while the living side is finished like any house.
Two buildings in one
The shop and the living quarters have different needs. The home side must meet the South Carolina Residential Code and the state energy code. The shop side may be unconditioned or lightly conditioned. The residential code calls for fire separation between garage space and living space, so the wall between them is built for that, and we also insulate and air-seal it so shop air and moisture stay out of the house.
Doors, height and slab
Shop bays usually need taller eaves and wide roll-up or overhead doors, which add wind load on large openings. The shop slab may need to be thicker where heavy equipment or lifts will sit. We size these to what you actually plan to park or work on.
Condensation in the shop
An uninsulated steel shop in a humid climate drips. When the bay is only partly conditioned, closed-cell spray foam on the roof and walls, plus a vapor barrier under the slab, keeps tools and vehicles drier.
Check what your land allows
If the shop will host a business, ask about the rules for your parcel. In Greenville County, zoned areas follow the Zoning Ordinance and unzoned areas follow the Land Development Regulations; deed restrictions may also limit commercial use or metal buildings.
Access for big vehicles
RVs, trailers and equipment need a wide, firm drive and turning room. On red clay that means a well-built gravel base, and a culvert approval if the drive crosses a road ditch.

Shop Houses with Living Quarters Questions
What is a shop house?
A shop house is a single building with a large shop, garage or equipment area and finished living quarters, usually under one clear-span roof. It is a common type of barndominium in rural South Carolina.
Can I run a business out of my shop house?
It depends on your parcel. Zoning, land-use rules, HOA covenants and deed restrictions can limit commercial use. We check the rules for your property, but confirm business use with your county or city as well.
Does the shop need to be insulated?
If you want to avoid condensation on tools and vehicles, yes, at least the roof. In a humid climate, an uninsulated steel roof can drip. Spray foam on the roof and walls and a vapor barrier under the slab help a lot.
How big should the shop be?
Start with the largest thing you will park, add working room around it, and plan the door to fit with clearance. Sizing up now is easier than adding on later, but every bay adds cost, so we price options side by side.
Can the shop be finished later?
Yes. One approach is to finish the living quarters first and leave the shop as a dry-in shell. Running power and plumbing stubs before the slab saves money later.
