Barndominiums Built for Upstate Land
Barndominium Builders Greenville plans and builds barndominium homes, shop houses with living quarters and other metal building homes across the Upstate of South Carolina. A barndominium build starts with a piece of land: a wooded lot in northern Greenville County, a pasture in Laurens County, a sloped ridge near the Blue Ridge foothills or a few acres outside Anderson or Spartanburg.
The Upstate asks specific things of a building. The ground is mostly red Piedmont clay. Summers are long and humid, ice storms are more common than snow, and Tropical Storm Helene in 2024 showed how quickly wind can bring trees down across the region. Rural lots usually need a septic permit from the state before the county will issue a building permit, and many need a private well. We plan for all of that before we price anything.
How we work
- A visit to your land before an estimate: access, slope, trees, drainage and where the house, shop and drainfield could go.
- Research on your county or city rules: zoning or land-use rules, setbacks, floodplain, road frontage and any deed restrictions you tell us about.
- Help lining up the septic site evaluation and well, since those often decide where the building sits.
- A written, line-item estimate that separates site work, foundation, building shell, insulation, mechanical systems and interior finish.
- A condensation and insulation plan for the metal roof and walls, matched to our humid climate.
- Regular updates from slab to dry-in to finish-out.
