Inman Land and the Barndominium

Barndominium builders who know Inman know it is really two places: a small incorporated town and a wide ring of rural Spartanburg County land around it. The town itself was incorporated on December 22, 1882, at the crossroads of Howard Gap and Blackstock roads, and counted 2,990 residents in 2020, up from 2,321 in 2010. Most of the open acreage suited to a barndo, though, lies outside those limits.

Orchard ground

In the 1930s Inman was considered the fresh peach capital of the world. Old orchard and pasture land makes good barndominium property: it is often already cleared, gently rolling and reachable by an existing farm road. The trade-off is that cleared Piedmont slopes have often lost topsoil, so the clay sits close to the surface.

Town limits or county?

The first question on any Inman lot is which side of the town line it sits on. Inside the limits, the town's own requirements apply and you should check them with town hall. Outside, Spartanburg County Building Codes handles plan review, permits and inspections, and the county's Unified Land Management Ordinance governs land use. Spartanburg County says neither of its zoning ordinances assigns zoning classifications at the parcel level, which gives rural owners more room than a traditional zoning map would.

Lake Bowen next door

Lake Bowen is the largest lake in Spartanburg County, about 1,534 acres with 33 miles of shoreline, formed by the South Pacolet River to serve as a public drinking water supply. Inman is one of the towns that sits near it. Because it is a water supply reservoir, the reservoir's own rules on recreation and use apply, and some of the shoreline is already developed real estate. If your lot borders the lake or drains toward it, expect extra care with erosion control and septic placement, and confirm any reservoir rules with the water system before you plan a dock or clear to the water.

Soils on the rolling ground

Land around Inman includes plenty of slope. The USDA describes the Pacolet series as a well drained Piedmont upland soil found on gently sloping to very steep ground, with slopes commonly 15 to 25 percent but ranging from 2 to 60 percent, and a clay, sandy clay or clay loam subsoil. In eroded spots the surface is already clay loam. On a slope like that, a barndominium usually needs either a cut-and-fill pad or a stepped foundation, and the driveway grade becomes a real design question. We look at both before giving a number.

Getting to the site

Inman has good road access: Interstate 26 and Interstate 85 both serve the area, SC Highway 292 links the town to I-26, and U.S. Route 176 runs along its southwest edge. That matters for steel deliveries and concrete trucks. Long, narrow farm lanes are another story, so we check turning room and culverts before scheduling a truss or steel drop.

Permits step by step

On county land, the permit is filed through Spartanburg County's Citizen Self Service portal. You enter the map number or address, add contacts, upload documents and sign. Planning staff verify the documents before an invoice goes out. A house typically needs separate building, electrical and plumbing permits, and the county lists the 2021 International One and Two Family Dwelling Code as its residential code. Inspections are booked online, and the county's inspectors work 7:30 am to 4:00 pm on weekdays.

Wastewater

Rural Inman lots generally need a septic system. Septic permits in South Carolina come through the state's septic tank program at the Department of Environmental Services, and the site evaluation looks at soil and slope. On sloped Pacolet-type ground, a workable drainfield spot is often the flattest, deepest-soiled part of the lot, which is also where you want the house. We help you sort out that conflict early.

Mill history in town

James A. Chapman founded Inman Mills in 1901. It was a major employer for decades, closed in 2001, was listed on the National Register of Historic Places in 2016 and is now apartments. That history explains the small mill-village lots near downtown, which are rarely big enough for a shop house. For a shop house, the acreage out in the county is usually the better fit.

Inman Questions

My land is just outside Inman. Who permits the barndominium?

Outside town limits, Spartanburg County Building Codes issues the permits and does the inspections. Inside town limits, check with the town first.

Can I build near Lake Bowen?

Many people do, and some shoreline is developed. Lake Bowen is a drinking water reservoir, so ask the water system about its reservoir rules before planning docks or clearing, and expect careful erosion control and septic placement.

My lot is steep. Is that a deal breaker?

Usually not. Slopes common on Pacolet-type soils mean a cut-and-fill pad or a stepped foundation, plus attention to the driveway grade. We price that site work separately so you can see it.

Is old orchard land good for a barndo?

Often, because it is cleared and reachable. The clay can sit close to the surface on eroded ground, so we check drainage and the septic site early.
