Barndominiums in a Built-Up City
Barndominium builders in Mauldin face a different job than builders out in the country. Mauldin covers about 12.13 square miles, almost all land, and grew from 22,889 residents in 2010 to 24,724 in 2020, with a 2025 estimate of 31,465. Much of the city is already built out with neighborhoods, shopping and the 400,000-square-foot BridgeWay Station development that opened in 2024. That leaves two kinds of barndominium sites: infill lots inside city limits, and acreage in unincorporated Greenville County beyond the edge of town.
Inside the city: start with a zoning letter
Inside the city, permits, inspections and zoning guidance come from Mauldin's Business & Development Services department at 5 E. Butler Road. The department has a Building Official/Inspector, a Residential Permit Facilitator and a Commercial Permit Facilitator, and applications and payments go through a CitizenServe portal. You can reach the department at (864) 234-3475.
The most useful first step on a city lot is a zoning verification letter, which the department issues on request by email. It tells you what zoning district the parcel is in, and the zoning ordinance then tells you what can be built there. For a barndominium on a city lot, ask about:
- Whether the district allows a detached shop or garage of the size you want
- Exterior material standards for homes in that district
- Setbacks and maximum lot coverage
- Any architectural requirements tied to a planned development
Outside the city: Greenville County rules
On unincorporated land around Mauldin, Greenville County Planning and Codes Compliance issues the permit. Every application goes through the county's eTrakit portal with a tax map number, and permit technicians review floodplain, road frontage and setbacks. The county leaves deed restrictions and covenants to the owner, so a lot in a county subdivision can still prohibit a metal home even though the county will issue the permit.
Designing a barndo that fits a suburb
On a smaller lot near neighbors, the look of a barndominium matters as much as the structure. Options that tend to sit comfortably in a suburban setting include:
- A steel or post-frame structure with board-and-batten or lap siding on the street side
- A brick or stone wainscot along the front
- A deep front porch that breaks up the gable wall
- The shop doors placed on the side or rear elevation instead of facing the street
The building underneath is still a clear-span barndominium with open interior space and a high ceiling. Only the skin changes.
The railroad that named the town
The area's first land grant went to Benjamin Griffith in 1784. Around 1885 the community took its name from South Carolina Lieutenant Governor W. L. Mauldin, who helped bring the Greenville and Laurens Railroad through the village; the depot carried his name and the town followed. The supermarket chain BI-LO was founded in Mauldin and kept its headquarters here until 2011.
Roads and the commute
US Route 276 runs through the center of town as Main Street and reaches the center of Greenville about 8 miles to the northwest. Interstate 385 runs along the eastern side of the city, and Interstate 185 meets it at Mauldin's southern edge, continuing about 13 miles to I-85 on Greenville's southwest side. That interchange puts county land south and east of Mauldin within easy reach of both Greenville and the Golden Strip.
Ground and slab work
The Mauldin area sits at about 906 feet in the Piedmont uplands, where well-drained red clay soils such as the Cecil series are common. The USDA describes Cecil as very deep, with a sandy loam surface over a red clay subsoil and medium surface runoff. On an infill lot, the bigger issue is usually drainage toward neighbors: a large barndominium roof sheds a lot of water, so we plan downspout discharge and grading so runoff stays on your property and moves away from the slab.

Mauldin Questions
Does the City of Mauldin issue its own building permits?
Yes. Its Business & Development Services department has a Building Official/Inspector and a Residential Permit Facilitator, and permits are applied for through the city's CitizenServe portal.
Can a barndominium look like a regular house on a Mauldin lot?
Yes. Siding, masonry wainscot, porches and door placement can make a barndo fit a suburban street while keeping the open interior.
How do I find out my lot's zoning district?
Request a zoning verification letter from Mauldin's Business & Development department. It confirms the district so the zoning ordinance can be checked.
Do you build on county land outside Mauldin too?
Yes. Unincorporated land around the city is permitted by Greenville County through its eTrakit portal.
