Planning a Simpsonville Barndominium, Month by Month

Barndominium builders in Simpsonville work in a city that has been growing for half a century. Simpsonville had 3,308 people in 1970 and 9,037 in 1980, a 173 percent jump in a single decade. The 2020 census counted 23,354 residents, up 28.1 percent from 2010. The city sits in southeastern Greenville County between Mauldin and Fountain Inn, and together the three are known as the Golden Strip. A barndominium here is usually going up on a lot at the edge of that growth, and the sequence of steps matters more than any single one.

Before you buy: zoning and covenants

Inside the city, land use runs through the Simpsonville Planning & Economic Development Department. It handles zoning, subdivision management and land development review, and it checks projects against the City's 2040 Comprehensive Plan. The rules themselves are in the city's Zoning Ordinance & Land Development Regulation. Rezonings, variances, special exceptions, site plans and plat approvals all go through that office at City Hall, 425 E. Curtis Street.

Outside city limits, the land is in unincorporated Greenville County. Either way, recorded covenants are on you: Greenville County says deed restrictions, covenants and subdivision regulations are the owner's responsibility. Newer neighborhoods may restrict metal exteriors, so we read the restrictions before you commit to a lot.

Weeks 1 to 4: site and survey

Once the lot is under contract, we walk it with you and look at four things.

  • Road frontage. Greenville County permit technicians check road frontage at intake, so a parcel reached only by a private easement needs a closer look.
  • Setbacks. Technicians also check setbacks, which decide how big a footprint the lot can hold.
  • Floodplain. Greenville County publishes 2021 FEMA flood maps on its GIS viewer, with base flood elevations and Letters of Map Amendment. A floodplain development permit applies to work in mapped flood zones.
  • Soil. The shallow-sloped uplands here are typical Piedmont red clay ground, and the pad design follows what the site shows.

Weeks 4 to 8: plans and permit

With a site plan and floor plan set, the building permit application goes in through Greenville County's eTrakit portal for county land. Inside Simpsonville, the city's permit portal handles site plans, plats and certificates of occupancy, and we confirm with City Hall which office issues the building permit itself. The county application needs a tax map number, and the county page states a five-day processing period once a complete permit application is in. We assemble the drawings and site information so the application is complete the first time.

After the permit: shell, dry-in and finish

A barndominium goes up in a clear order. The slab is poured first, then the steel or post-frame structure, then the roof and wall panels. Once the building is dried in, the interior framing, plumbing, electrical and HVAC follow, then insulation, drywall and finishes. Greenville County is combining residential rough-in inspections into a single inspection and final inspections into a single final, starting November 1, 2026, which simplifies scheduling on new homes in the county.

Getting around from here

Interstate 385 runs just west of downtown with exits 26 through 29, and it reaches the center of Greenville in about 14 miles. SC Highway 14 is Main Street; it runs 16 miles north to Greer and 5 miles southeast to Fountain Inn. Mauldin is about 4.5 miles northwest on SC 417. Land along those corridors draws commuters who still want room for a shop, which is exactly the space a barndominium gives you.

A mill town with deep roots

Simpsonville was incorporated on August 13, 1901, the same year the Woodside Mill opened. The mill became the town's largest employer and its antique water tower still stands. The town took its name from Peter Simpson, a Laurens County farmer who did blacksmithing and became the local postmaster. Four Simpsonville sites are on the National Register of Historic Places, including Hopkins Farm. The farm heritage is a good reminder that the land around town was working land long before it was subdivided.

Built for a hot, wet July

Simpsonville averages a July high around 90 degrees and about 5.4 inches of July rain, while January averages a 53-degree high and a 33-degree low. For a metal building that means planning against summer condensation, with continuous insulation or closed-cell spray foam at the roof, and sizing the gutters for heavy summer storms.
